Mansion Guidelines
Welcome to the Grant-Humphreys Mansion, located on Quality Hill in Denver,
Colorado. The Mansion was built in 1902 by James B. Grant, Colorado's
third governor. The 30 room house was built at a cost of $35,000. The
Mansion offers an elegant setting for meetings, receptions, weddings,
holiday parties, and other private and corporate events, seven days a
week. To preserve the Mansion, we request that you show due respect by
closely adhering to the following use guidelines. They allow you full
enjoyment and the best use of the Mansion, while preserving its beauty
and inheritance for future generations. It will be our pleasure to host
your event.

Rental Fees
and Times:
A seven hour time block is offered for rentals which includes two hours for set-up, four hours for the reception, and one hour for clean-up.
If your rental includes a wedding ceremony, the mansion increases the rental time by one half hour at no additional charge. The renter has the
option of purchasing additional reception time, if available.
The latest hour guests may attend a reception is 12:00 a.m., with the clean-up between 12:00 and 1:00 a.m.

One hour of additional reception time may be purchased at $200.00.
Additional set-up time beyond the two hours allowed for caterers, photos, or decorating may be purchased at
$100.00 per hour.
A one hour wedding rehearsal may be scheduled on Thursdays or Fridays between 2:00 p.m. and 5:00 p.m.
The fee for a rehearsal is $100.00.
The mansion is closed on Thanksgiving Day, Christmas Eve, Christmas Day, and New Year’s Day.
New Year’s Eve rental fee is $3,400.00. The seven and one half hour time block would include a 6:00 to
8:00 p.m. set-up, 8:00 p.m. to 12:30 a.m. reception, and 12:30 a.m. to 1:30 a.m. clean-up.
Reservations/Bookings/Payments
• A seven (7) day hold may be placed on a date and time block without a deposit. This hold will be released without notice once it has expired.
• A signed Rental Agreement will secure your reservation. This must be received along with the payment of one half of the total Rental Fees by the due date entered on the Rental Agreement, or the date will be released. The renter has ten days from the drawing of the Rental Agreement to return the signed document.
Changes or additions to the Rental Agreement/Contract must be approved by the Mansion Events Manager.
(Rehearsal, additional setup or event time, rental fee changes, or if guest count changes.)
The "Rental Fee" is due four (4) months prior to your event. The due dates are stated on the Rental
Agreement/Contract, and in the confirmation letter you receive. No reminder notice of payments due are sent.
Visa, MasterCard, Discover, American Express, checks or cash are accepted. Make checks payable to the Colorado
Historical Society, and mail them to the Mansion Events Manager at 770 Pennsylvania Street, Denver,
CO 80203.
Mansion events booked within four (4) months of the event date require the full rental fee and damage deposit at the
time of booking.
Failure of client to pay the Rental Fee by the due date is grounds for cancellation of this agreement by the Colorado
Historical Society.
Cancellations & Refunds
When an event is cancelled, the Mansion must receive written notification from the renter.
On rare occasions, there may be need of urgent/emergency repairs to address in or outside the Mansion. The
scheduling of these repairs are not usually in the control of the Grant-Humphreys Mansion, or the Colorado
Historical Society's Facilities Management Department. These projects must continue in order to keep the Mansion
and its guests safe, or to complete them in a certain time limit to qualify for grant monies. There may be an issue of
allowing your event to continue during the repairs verses closing down the Mansion completely by the Colorado
State Department of Risk Management and not allowing your event to occur. The Mansion staff and the Colorado
Historical Society apologizes if this should occur. Everything possible will be done to minimize the visual impact it
may have on your event. An assessment of the situation will be made to determine if a refund applies.
If an "Act of God" occurs and there is damage to the Mansion before your event, we do not guarantee refunds.
Renter's Responsibilities
The renter is the person who is financially responsible for the rental of the Mansion. If a business or organization
rents the Mansion, an individual with signing authority must be named on the rental agreement.
The renter will take full responsibility for informing their vendors and personal representatives of Mansion policies.
The renter is liable for any damages or injuries to other guests, Mansion staff or Mansion property.
The Renter must choose a personal representative who is a responsible individual (family or friend) who will
assist you and the Mansion Representative during the set-up time, and throughout the event. He/she is expected to
know the Mansion policies and to enforce them when necessary. This person will be asked to coordinate the
removal of items (alcohol, flowers, food, etc.) and sign out with the Mansion Representative before leaving.
Mansion Representative
A Mansion staff person will be present during your event. This person will be available to work with your personal
representative, assist vendors, bridal parties and guests, but does not actually set-up, move or break down furniture,
or clean-up for the renter. He/she is responsible for the safety and security of the site and your guests; enforces the
mansion use policies, and has the authority to terminate the event or call police if necessary.
Third Party Agents
If a third party is involved, such as a wedding planner, or destination event company, whose client is the party
responsible for all payments, the Colorado Historical Society requires a letter stipulating the client's planner
is authorized to act upon the client's behalf.
Liability
The renter will neither hold nor attempt to hold the Colorado Historical Society liable for and will hold harmless and
indemnify the Society from and against any and all demands, claims, causes, or action of judgments, and any and
all expenses (including, without limitation, attorney's fees) incurred by the Society in investigation and resisting the
same arising from any injury or damage to the personal property of the Renter, and other groups on the premises or
to any other person rightfully on the premises for any purpose whatsoever, where the injury or upon the property
under the express or implied invitation of the renter or where such injuries are the result of the violation of law or
ordinances, governmental order o any kind or the provisions of this agreement.
Security
A Mansion Representative will be present during your event. This staff person is responsible for the safety and
security of the site and the guests.
Alcohol Policy
Alcoholic beverages may be served for 3 ½ consecutive hours during a seven hour rental event. If an additional hour
of event time is purchased, alcoholic beverages may be served for a maximum of 4 hours and 15 minutes. The bar
time begins with the serving of the first alcoholic drink. No alcohol may be consumed during the set-up, in changing
rooms, or outside the Mansion after the bar has closed.
The bar is to be continuously staffed by a qualified bartender provided by the catering company. No alcohol will be
served to guests under 21 years of age. The bartender has the right to refuse service to inebriated guests. The
Mansion Staff has the authority to close the bar and end the event, or call the police when guests are too inebriated,
belligerent, out of hand, or refusing to comply with Mansion policies.
The bar will close without a last call.
Open bottles of wine on guest tables, kegs, or cash bars are not allowed.
Abuse of alcohol policies will result in the forfeiture of your entire $250,00 damage deposit.
Liability is the responsibility of the client, and caterer.
Delivery of alcohol is during the event set-up time.
All alcohol must be removed from the Mansion at the end of a private event. Corporate groups may store alcohol
overnight for pickup the next morning.
Caterers
Although not required, the Mansion staff believes the renter is best served by choosing a caterer from its list. These
caterers can offer a wide range of choices, elegant presentations, and a service staff that will accommodate your
wishes. Their reputations have been built on many satisfied customers. These licensed caterers own their own
businesses and carry required liability insurance. As a matter of policy, neither the Grant-Humphreys Mansion or the
Colorado Historical Society receive any kind of compensation from any of our suggested companies.
The caterers provide the linens, dishes, glassware, and other rental items needed. They are responsible for moving
furniture; the set-up of chairs, guest tables, and serving tables; and will break-down all furniture and return rental
items to assigned storage areas. They are required to clean-up in compliance with the Mansion’s guidelines. Their
bartender will be responsible for the bar service.
The caterer is to schedule a planning meeting with the renter and the Mansion staff the month prior to the rental date.
At this meeting, all event details are finalized.
If a caterer who is not on the mansion’s suggested list is selected by the renter, an additional damage deposit may
be charged in order to assure that the mansion’s Use Guidelines and all of its procedures are followed.
Decorations
The Mansion Event Manager must approve all decorations.
Please follow these guidelines when decorating:
Wire, tacks, staples, pins, nails, tape or other sticky adhesive are not allowed to be used to apply decorations to any
surface. Nothing can be tied to the sprinkler heads. Items that can be used to attach decorations are: ribbon, string,
rope, fishing line, pipe cleaners, covered wire, and strings of white lights.
Flower arrangements and potted plants must have plastic saucers beneath them.
Candles must be enclosed in glass such as votives, floating, or hurricanes. A unity candle does not need to be
covered as long as it is blown out after the ceremony.
Fireplaces cannot be lit.
Pastel rose petals can be thrown on the aisle runner and must be cleaned up immediately after the ceremony.
Glitter, confetti, rice, or birdseed are not allowed. Bells can be rung, or doves may be released to wish the married
couple off. Please inform your guests.
Fireworks are illegal in Denver County and are not allowed.
Car decorating causes litter and is not allowed.
Holiday decorations are usually put up the week after Thanksgiving and stay up until sometime in January. These
decorations are very simple artificial spruce boughs with pine cones so it is possible to add while lights to them.
These decorations will not be removed for an event.
All decorations must be removed at the end of your event. Coordinate with your florist and the Mansion Events
Manager for the time your florist needs to break down all decorations and clean up.
Floral companies who do not comply with these policies can expect to be charged.
Photography / Videography
Photos may be taken in most places except on the balconies which are not accessible for safety and liability
reasons.
Show respect for house furniture, woodwork, floors, and carpets. Ask the Mansion Representative before moving
any furniture. When moved it must be returned to its original location before leaving. The use of tape is not allowed.
Music / Dancing
A baby grand piano is available for your enjoyment. Please respect this instrument. It cannot be moved or have
anything set upon it. It is tuned regularly. Additional tuning is paid by the renter and must be scheduled with the
Mansion Event Manager.
Amplified music outside may be played during the ceremony and for dinner background music.
Dancing is allowed only in the Ballroom. All music and dancing stops twenty (20) minutes prior to the guests
leaving.
Bands and DJ's play on the Ballroom stage. The Mansion Representative monitors the music volume and will ask
that it be adjusted when necessary.
Musicians are expected to be professional, to comply with the client's contractual event set-up, playing time, and
break down time; and to follow mansion policies.
Deliveries / Pickups
Deliveries or pickups are to be scheduled with the Mansion Events Manager between the hours of 8:30 am- 5:00
pm, Monday - Friday.
The Mansion is not responsible for any items left before or after an event.
ADA Accessibility
The Mansion is in compliance with the American Disabilities Act. The first floor is accessible by means of a lift
located outside the north entrance. A Mansion staff assisted elevator is available for access to restrooms, ballroom,
and the second floor.
Parking / Directions / Transportation
A map is provided for guiding your guests to the Mansion. Please include this in your invitations.
There are about 55 spaces of free off-street parking available (see
map). Others will find parking on the street
nearby.
The Bride and Groom may engage a limousine, horse and carriage, or antique car in which to leave the Mansion.
Additional Information
Grant Humphreys Mansion is a NON-SMOKING facility. Outdoor ashtray receptacles are provided.
A fire lane is clearly marked directly in front of the north entrance to the Mansion. Parking is prohibited in this area.
Driving under the porte cochere on the north side is prohibited.
