Mansion Guidelines
Welcome to the Grant-Humphreys Mansion, located on Quality Hill in Denver, Colorado. The Mansion was built in
1902 by James B. Grant, Colorado's third governor. The 30 room house was built at a cost of $35,000. The Mansion
offers an elegant setting for meetings, receptions, weddings, holiday parties, and other private and corporate events,
seven days a week. To preserve the Mansion, we request that you show due respect by closely adhering to the
following use guidelines. They allow you full enjoyment and the best use of the Mansion, while preserving its beauty
and inheritance for future generations. It will be our pleasure to host your event.
Business Meeting Fees and Times Available:
Business meetings may be scheduled between 7:00 a.m. and 5:00 p.m. The mansion has breakout rooms, wireless
internet access, copier service, and fax service available.

Reception Fees and Times Available:
A seven hour time block is offered for evening receptions and includes two hours for set-up, four hours for the
reception, and one hour for clean-up. The latest hour guests may attend a reception is 12:00 a.m., with the
clean-up between 12:00 and 1:00 a.m.

• One hour of additional reception time may be purchased at $ 200.00.
• Additional set-up time for caterers or for decorating may be purchased at $ 75.00 per half hour.
• The mansion is closed on Thanksgiving Day, Christmas Eve, Christmas Day, and New Year’s Day.
• Charitable or educational non-profit organizations will receive a 20 percent discount on all rental fees. Law
enforcement agencies, fire departments, and service branches of the military will also receive a 20 percent
discount.
Rental Fees
• Rental fees are subject to change without notice.
• Refundable reservation fee/damage deposit of $250.00 required per event.
• Caterer or group is responsible for setup and clean up.
• Caterer must be chosen from the Mansion list.
• The Mansion is closed on Thanksgiving, Christmas Eve, Christmas Day, and New Year's Day.

Mansion Rental Fee Includes:
The Mansion can accommodate up to 100 people for a meeting. The rental includes:
• Use of main floor, Ballroom downstairs, and three break out rooms on the second floor
• One Hundred (100) people can be seated theater style, forty-sixty (40-60) people at tables in the Ballroom and Living
Room
• Eighteen (18) four foot rounds, or nine (9) six foot banquet tables
• Two Hundred (200) folding chairs
• Overhead projector and screen
• Xerox copies @ten cents ($0.10) each copy
• Fax machine @:
$0.50 per page, outgoing metro area
$1.00 per page, incoming fax
$2.00 per page, long distance fax
• Free house phone/ no long distance calls
• Computer hook-up on main floor
• Air conditioning on two floor
• Buffet area for serving breakfast or lunch

• Elevator, ADA accessibility
• Event Coordinator services for on-site planning and vendor referrals
• Mansion Representative on site during your event
Reservations
• Request date over the phone or fax.
• Rental Agreement will be mailed to client.
• The $250.00 refundable reservation fee/damage deposit will hold the date and time of your event.
Payments
• Payment for the Rental Fee is due by the meeting date.
• Credit cards are accepted.
• Make checks payable to the Colorado Historical Society and mail them to the Mansion.
Changes, Cancellations, Refunds
• When an event is cancelled, the Mansion must receive written notification from the rentor.
• If your event is cancelled after the reservation fee/damage deposit has bee paid, the deposit is forfeited.
• If your event cancels after the rental fee is paid, the rental fee is forfeited, however, your $250 deposit is refunded. If
the rental fee is not paid by the due date on the Rental Agreement, your event may be cancelled.
• The $250 damage deposit will be refunded unless there are damages or violations of the Renter's Use Guidelines.
The refunded deposit will be mailed to you after your event, in about three to four weeks. You will receive written
notification of any damage deposit monies that are forfeited.
• Cancellation fee of $125, if cancelled one week prior to the meeting date.
Accessibility to Mansion
• The Mansion is in compliance with the Americans with Disabilities Act. The first floor of the Mansion is accessible
by means of a lift located outside the north entrance. A Mansion-staff assisted elevator is available for access to
restrooms, ballroom, and the second floor.
Directions / Parking / Transportation from Mansion
• A map is available for guiding your guests to the Mansion.
• There are about 55 spaces of free off-street parking available (see map). Others will find parking on the street
nearby.
• A fire lane is clearly marked directly in front of the north entrance to the Mansion. Parking is prohibited in this area.
Please keep this free of vehicles.
• Driving under the porte cochere on the north side is prohibited.
Miscellaneous
SMOKING is prohibited in the Mansion. Outdoor ashtray receptacles are provided. Please use them instead of the
planters.
• A house guest phone is available inside the west entrance. It may not be used for long distance calls.
Conduct & Violations
• The conduct of invited guests within and around the Mansion is the responsibility of the renter. The Mansion
Representative has the authority to ask disorderly guests to leave and to notify the police, if necessary.
• The use of the Mansion may be terminated at any time by the Mansion Representative if the Mansion's policies are
intentionally violated or if a guest's conduct becomes abusive or dangerous to the site, its furnishings, or any
individual therein. Should such action be deemed necessary, the entire Reservation Deposit / Damage Deposit and
entire rental fee will be forfeited.
• The renter is solely responsible for any violation of the Mansion's policies or for damage caused by the caterer,
florist, musicians, or guests. Any damage exceeding the $250.00 Damage Deposit will be billed to the renter by the
Colorado Historical Society.
Caterers
• All private or corporate events are to be catered by those caterers who are on the Mansion's approved caterers
list. These are full service caterers who are experienced in handling events. They are licensed, own their own
kitchens, and receive high ratings from their County Health Department. They carry liability insurance for product and
service, and have workman's compensation insurance for their staff. These are caterers who have worked at the
mansion successfully for several years, and have a reputation for satisfying their customers.
• The caterers are the most important service people at your event. They are asked to hold one planning meeting
at the Mansion with their client and the Mansion Events Coordinator, one to two months prior to your event. These
caterers are to follow all "Mansion Use Guidelines" and the "Caterers' Use Guidelines". They are responsible for the
moving of furniture; the set-up of all ceremony and reception chairs, guest and serving tables; and will break-down
all furniture; and return rental items to assigned storage areas. They are required to thoroughly clean all rooms
where guests and food have been present in compliance with the "Caterer's Use Guidelines". They must do a walk-
through after such cleaning with the Mansion Representative and sign out before leaving. If caterers, family or
friends are late in leaving after the contract time has expired, a charge of $75.00 per 1/2 hour will be assessed
to the caterer or client depending on the circumstances.
• Non-profit groups are asked to plan their catering service with the Mansion Events Coordinator. A "staff" is
necessary who will set-up guest chairs and tables, serve food and drink, break-down furniture and store furniture,
and clean-up according to the "Caterer's Use Guidelines".
